This 242 unit apartment complex located at 8544 Lazy Acres Circle in Dallas (formerly named Winchester Ranch) was purchased in March, 1997 with partner Steven Loftus for $3,000,000.  The property was 70% occupied at the time of closing.  An extensive renovation of $1.5 million or $6,200.00 per unit was undertaken and included major interior and exterior upgrades to the property.  The complete renovation and lease-up to stabilization was completed in a twelve-month period.  Mr. Gillean was responsible directly for the rehab, leas-up, staffing, computerization and management of the property.  With Mr. Gillean in charge, the collections increased from approximately $50,000 per months to $125,000 per month at time of permanent financing and currently have reached $165,000 per month.  This property was also converted from an all-bills-paid property to a tenant paid electric status contributing to the maximum financial performance of the property.
